Why I Built This

After 30+ years helping Bay Area families with mortgages, I've noticed the same handful of questions come up again and again, whether someone's buying their first home in San Jose or looking at a move-up purchase in Los Gatos. What the Assessment Actually Covers

It's six quick questions, no credit check involved:

1. Your timeline. Are you looking to move in the next 3 months, or are you just starting to explore? There's no wrong answer — it just helps shape what "next steps" look like for you.

2. Your price range. Santa Clara County has a wide range, and knowing roughly where you land helps me point you toward the right loan programs — conventional, jumbo, FHA, or otherwise.

3. Where you stand on financing. Already pre-approved? Just started the conversation with a lender? Paying cash? This is often the single biggest factor in how "ready" you are to make an offer when the right home shows up.

4. Your estimated credit score. A ballpark is fine — this isn't a credit pull. It just helps me match you with loan programs that fit.

5. Your situation. First-time buyer, move-up buyer, downsizing, investor, or using home equity — each of these paths looks a little different, and I tailor my advice accordingly.

6. Where you're looking. San Jose, Campbell, Los Gatos, Cupertino, Sunnyvale, or elsewhere in the Bay Area — local market conditions vary block by block, so this matters more than people expect.

A Few Honest Truths About "Readiness"

You don't need 20% down. That's one of the most persistent myths out there. Depending on the loan program, you may qualify with significantly less.

Pre-approved and pre-qualified are not the same thing. A pre-qualification is a quick estimate. A pre-approval means a lender has actually verified your financials — and in a competitive market, sellers know the difference.

Your credit score matters less than you think, and more than you'd guess. It affects your rate, not necessarily your ability to qualify at all. Worth knowing your range before you're in a negotiation.
